Beth Sheehan thought planning a future with her boyfriend Jason would be the answer to her problems. She never had a settled home life as a child and now, in her twenties, her new relationship brings the promise of stability – and an end to her wild, increasingly lonely ways. When an opportunity arises that will help them secure their dream home, Jason convinces Beth to grab it. It will only be a few months before he can join her to house-sit, rent-free, in a remote new build out of town.

But something desperate lurks at the heart of the estate. Strange things are happening and, as Beth’s drinking worsens, new friends turn out to be prospective enemies. In a place where secrets abound, the most chilling one of all is about to be revealed . . .

Forthcoming with Hachette Ireland (June 2021)

Earlier version released in 2019 as an Audible Original

Praise for the Audible version of The Estate:
'The Estate has a very Girl on the Train (by Paula Hawkins) kind of vibe. I found myself screaming at Beth to put down the wine and pay attention to life!! Open your eyes Beth! I know I was screaming the same thing to Rachel for nearly the entire audiobook. There are two big differences between the two stories... besides the obvious missing train here. Beth is smart. Beth has people who genuinely care for her. Honestly, Beth has several redeeming qualities as a person. I also enjoyed this audiobook at least twice as much as I had Girl on the Train.' Next Book Review

'Gloomy, eerie, and complex! The Estate is a dark, gritty thriller that transports you to recession-era Ireland and into a housing estate mostly abandoned due to economic depression and only inhabited by those few desperate and willing to do almost anything for survival. The writing is edgy and intense. The characters are consumed, manipulative, and unreliable. And the plot is a mysterious tale of control, betrayal, obsession, malice, substance abuse, familial drama, loneliness, isolation, and violence. Overall, The Estate is a twisty, atmospheric, sinister Audible Original title that reminds us just how quickly life can spin out of control and highlights just how parasitic some relationships can truly be.' What's Better than Books Blog

''
The only downside was that it had me so gripped, I often struggled to get out of the car upon reaching my destination!
I found Beth to be an extremely interesting central character and enjoyed the way that the narrative switched between the past and the present to reveal what had gone on at The Estate and to subtly create a sense of foreboding regarding the state that Beth was currently in. I really didn’t know which, if any, of the characters that I could trust and found myself constantly questioning everything that I read. While I guessed a small part of the plot in terms of the cause of Beth’s troubles, the dark and twisty atmosphere kept me hooked and dying to find out the full story. Which in the end turned out to be satisfyingly explained and still had a few surprises in store. ... Overall, I’m giving The Estate 4 out of 5. It’s gripping, eerie and super intense. I thoroughly enjoyed it.' MistiMoo Books

'A psychological thriller, an insidious plot with multiple layers. All the story-lines are pulled together to create a fascinating read.'  Cheryl MM's Book Blog
